Black Bart & Pioneer Village
South Lake Tahoe is comprised of many small neighborhoods each unique in their own right. Two such neighborhoods are the Black Bart area and Pioneer Village.
The Black Bart community is located in the unincorporated area of El Dorado County, just outside the City Limits of South Lake Tahoe. Homes located to the south of Black Bart Avenue are steps to the Cold Creek Meadow, many homes here have fantastic mountain and meadow views. Homes located to the north of Black Bart Avenue are set on treed parcels; this area is also known for fantastic wildflowers in the spring, especially after a wet winter. The majority of homes in this area are modest family homes and chalets with a few new construction mountain contemporary homes mixed in.
The Black Bart area is known for having easy access both to Pioneer Trail and Highway 50. It is an easy drive to Heavenly Valley Ski Resort, the world famous casinos and the Lake. Many locals like to live in this area since it is so convenient to work and play.
The Pioneer Village neighborhood is a small community located off Al Tahoe Blvd, in town but yet peaceful and quiet. This area of cabins and chalets backs to open meadows and is just down the street from the Bijou Community Park and the local’s favorite disc golf course. The Bijou Golf Course is located around the corner. Lake Tahoe Community College is located on the other side of Al Tahoe Blvd.
Though this neighborhood features chalets and cabins of the same style there is no Home Owner’s Association or HOA dues. There is a mix of full time permanent residents, vacation homes and a few tenant occupied properties. This neighborhood is loved for its access to the parks, bike trails, hiking trails and for being so conveniently located.
