South Lake Tahoe Market Update for the Sierra Tract Neighborhood, 4th Quarter 2012
According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 60 homes sold through the past 12 months (Jan – Dec 2012) in the neighborhood of Sierra Tract, including single family residential properties and condo/townhouses. From the 60 properties sold 9 of them were short sales and 22 were foreclosures. During the same period in 2011 there was 45 homes sold. Of 45 properties sold in 2011, 10 of them were short sales and 24 were foreclosures.
Of the 60 homes sold this year, the median home price is $151,500, the median home price is down 6.5% from $162,000 during 2011. The average days on the market for the neighborhood of Sierra Tract in the past 12 months was 138 days, compared to 140 days during the same period in 2011. The average for the current price per square feet is $148, down from $144 price/sqft in 2011.
There are currently 6 homes for sale on the market within the Sierra Tract area as of January 23rd. These homes for sale have an average of $192 price per square feet. According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 29 homes sold through the past 12 months (Jan – Dec 2012) in the neighborhood of Pioneer Trail, including single family residential properties and condo/townhouses. From the 29 properties sold 6 of them were short sales and 7 were foreclosures. During the same period in 2011 there was 23 homes sold. Of 23 properties sold in 2011, 5 of them were short sales and 7 were foreclosures.
Of the 29 homes sold this year, the median home price is $251,000, the median home price is down 13,7% from $291,000 during 2011. The average days on the market for the neighborhood of Pioneer Trail in the past 12 months was 124 days, compared to 149 days during the same period in 2011. According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 20 homes sold through the past 12 months (Jan – Dec 2012) in the neighborhood of North Upper Truckee 2, including single family residential properties and condo/townhouses. From the 20 properties sold 2 of them were short sales and 3 were foreclosures. During the same period in 2011 there was 7 homes sold. Of 7 properties sold in 2011, 1 of them was a short sale and there was no foreclosures.
Of the 20 homes sold this year, the median home price is $355,000, the median home price is down 33.9% from $536,800 during 2011. The average days on the market for the neighborhood of N Upper Truckee 2 in the past 12 months was 197 days, compared to 116 days during the same period in 2011. The average for the current price per square feet is $190, down from $204 price/sqft in 2011.

From the 39 properties sold 6 of them were short sales and 10 were foreclosures. During the same period in 2011 there was also 39 homes sold. Of 39 properties sold in 2011, 4 of them were short sales and 10 were foreclosures.
Of the 39 homes sold this year, the median home price is $351,250, the median home price is down 15.6% from $416,000 during 2011. The average days on the market for the neighborhood of Montgomery Estates in the past 12 months was 137 days, compared to 157 days during the same period in 2011.
