Montgomery Estates is often considered the “best of both worlds” when describing South Tahoe neighborhoods. Located within the middle section of Pioneer Trail and approximately four miles to the Heavenly Mountain skiing resort, Montgomery Estates is a popular and highly-sought after neighborhood for local and second home residents as well as vacation renters. Most of the South Lake Tahoe beaches, outdoor recreation, shopping, dining and entertainment venues are all within five to ten minutes of one’s front door. The lots throughout the area are generally larger and more spread out as compared to the majority of South Shore neighborhoods and allow for greater privacy and quiet environments. Nearly every home in the area is within a short walk to miles and miles of endless trails ideal for hiking, biking, and cross-country skiing. Snow mobiles and dirt bike enthusiasts can even find neighborhood back trails to explore. The overall atmosphere throughout the Montgomery Estates neighborhood is graced with settings backing National Forest and State Conservancy land, and/or mountain and forested views. Some of these homes even benefit from views of Lake Tahoe. Generally speaking, the home prices throughout Montgomery Estates average in the $400,000 to $600,000 range. However, there are plenty of opportunities to find older homes, short sales and foreclosure sales below an asking price of $350,000. The upper-end of the neighborhood value exceeds the million dollar range and feature state-of-the-art technology and stunning architecture.
