According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 16 homes sold through the first three quarters of the year (January 1 – September 30) of 2011 in the neighborhood of The “Y”, including only single family residential properties. From the 16 properties sold in the first three quarters of 2011, 3 of them were short sales and 10 were foreclosures. During the same period in 2010 there was 9 homes sold. Of 9 properties sold in 2010, 1 of them was a short sale and 6 were foreclosures.
Of the16 homes sold this year, the median home price is $194,027, the median home price is $12,445 down from $206,472 during 2010. The average days on the market in the first three quarters of 2011 is 212 days, compared to 131 days during the same period in 2010. The average for the current price per square feet is $132, down from $175 pr/sqft in 2010.
There are currently 17 homes on the market within the he “Y” area as of October 10th, 4 of which are in escrow. Of the homes in escrow, the prices range from a low of $99,800 up to $329,000, all with an average of $151 price per square feet.

According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 13 homes sold through the first three quarters of the year (January 1 – September 30) of 2011 in the neighborhood of Tahoe Paradise, including only single family residential properties. From the 13 properties sold in the first three quarters of 2011, 2 of them were short sales and 2 were foreclosures. During the same period in 2010 there was 28 homes sold. Of 28 properties sold in 2010, 4 of them were short sales and 7 were foreclosures.
Of the13 homes sold this year, the median home price is $291,685, the median home price is $114,338 down from $406,023 during 2010. The average days on the market in the first three quarters of 2011 is 184 days, compared to 143 days during the same period in 2010. From the 36 properties sold in the first three quarters of 2011, 6 of them were short sales and 8 were foreclosures. During the same period in 2010 there was 39 homes sold. Of 39 properties sold in 2010, 4 of them were short sales and 5 were foreclosures.
Of the 36 homes sold this year, the median home price is $710,269, the median home price is $171,013 down from $881,282 during 2010. The average days on the market in the first three quarters of 2011 is 241 days, compared to 219 days during the same period in 2010. The average for the current price per square feet is $285, down from $351 pr/sqft in 2010.

From the 20 properties sold in the first three quarters of 2011, 4 of them were short sales and 4 were foreclosures. During the same period in 2010 there was 19 homes sold. Of 19 properties sold in 2010, 1 of them was a short sale and 6 were foreclosures.
Of the 20 homes sold this year, the median home price is $223,480, the median home price is $66,283 down from $289,763 during 2010. The average days on the market in the first three quarters of 2011 is 191 days, compared to 140 days during the same period in 2010. The average for the current price per square feet is $163, down from $200 pr/sqft in 2010.
