From the 16 properties sold in the first three quarters of 2011, 3 of them were short sales and 10 were foreclosures. During the same period in 2010 there was 9 homes sold. Of 9 properties sold in 2010, 1 of them was a short sale and 6 were foreclosures.</p>
<p>Of the16 homes sold this year, the median home price is $194,027, the median home price is $12,445 down from $206,472 during 2010. The average days on the market in the first three quarters of 2011 is 212 days, compared to 131 days during the same period in 2010. The average for the current price per square feet is $132, down from $175 pr/sqft in 2010.</p>

Of 28 properties sold in 2010, 4 of them were short sales and 7 were foreclosures.</p>

			<content:encoded><![CDATA[<p>According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 7 homes sold through the first three quarters of the year (January 1 – September 30) of 2011 in the neighborhood of Highland Woods, including only single family residential properties. From the 7 properties sold in the first three quarters of 2011, 1 of them was a short sale and 2 were foreclosures. During the same period in 2010 there was 6 homes sold. Of 6 properties sold in 2010, 2 of them were foreclosures.</p>
<p>Of the 7 homes sold this year, the median home price is $296,757, the median home price is $13,179 up from $283,583 during 2010. The average days on the market in the first three quarters of 2011 is 132 days, compared to 100 days during the same period in 2010. The average for the current price per square feet is $181, and it was $182 pr/sqft in 2010.</p>
