			<content:encoded><![CDATA[<p>The exclusive gated and historical community called Tahoe Meadows in South Lake Tahoe has a magical location.  The entrance, which is right off Lake Tahoe Blvd and closer to the Stateline area, appears subdued in nature.  Yet, pass through the gate, and a treat is in store.  Surrounded by meadow land and pretty much on the lake&#8217;s shore, this community is a mixture of quaint &#8220;Old Tahoe&#8221; cabins and newer construction emphasizing the meaning of California Mountain Lodge.  It is rare to find one of these homes come on the market as owners tend to do whatever they can to keep these homes in their family for generations to come.</p>
<p>During 2011, there were zero homes sold. In 2010 one home was sold in the Tahoe Meadows neighborhood.</p>
<p>The Tahoe Meadows home that sold in 2010 was located at 960 Lake Road.  The property, built in 1976, includes 3 bedrooms and 2 bathrooms, a two car garage and offers 1,764 square feet. The sale price for the one Tahoe Meadow home sold in 2010 was $590,000.</p>
<p>As of October 10th, 2011, there is one home for sale in the Tahoe Meadows neighborhood in South Lake Tahoe. This home is located at 3779 Beach Road. The property, built in 1947, includes 5 bedrooms and 4 bathrooms and offers 2,168 square feet. This property is a lake front home listed at $2,200,000. There are no Tahoe Meadow homes currently in Escrow.</p>

			<content:encoded><![CDATA[<p>The &#8220;Y&#8221; earned its neighborhood due to the shape of the major intersection combining Highway 50, Highway 89 and Lake Tahoe Blvd.  The homes found in this neighborhood were typically built in the 1970&#8242;s although the range expands from the early 1950&#8242;s to new construction.  The main conveniences in this neighborhood, aside from the affordability, are the nearby transportation, shopping, bike trails and forested areas.  The high school is right around the corner.  If someone is looking for a neighborhood where access by walking is easy, the Y could be the answer.</p>
<p>The number of Y neighborhood homes sold in South Lake Tahoe, California has decreased annually over the last three years. In 2008, 21 homes were sold in the Y area of South Lake Tahoe. In 2009, the number of homes sold in the Y area dropped to 17. In 2010, that number dropped again to 14 homes sold in the Y area.</p>
<p>Of the 14 homes that sold in 2010 in the Y neighborhood, the lowest sale price was $65,000 for a condominium located at 1223 Bonanza Avenue #7.  That property included three bedrooms and two bathrooms. The home was built in 1965 and featured 841 square feet of living space.  On the other end of the price range, the highest sale price for Y neighborhood homes sold in 2010 was $299,000 for the property located at 1228 Julie Lane #A.  That property also offered three bedrooms and two bathrooms.  The home is a relatively new home, built in 2006, and includes 1,742 square feet.</p>
<p>The average sale price for the Y neighborhood homes sold in 2010 was $159,263 awhile the median home price was $151,250. The average dollar per square foot for the 14 Y neighborhood homes sold in 2010 was $143.87.  Nine of the 14 homes sold were bank-owned, and one home was sold by short sale in the Y neighborhood in 2010.</p>

Situated between two of the main tributaries feeding Lake Tahoe, the Upper Truckee river and Trout Creek many properties on the “perimeter” of Sierra Tract lie directly on these streams lush and pristine meadows. Most homes in the Sierra Tract are within walking distance of these streams and meadows and access directly to Lake Tahoe for the more intrepid. The back of the neighborhood backs up to miles and miles of National Forest for outdoor recreation such as mountain biking, hiking or just strolling through the forest. Fly fishing is a popular pastime for many residents of Sierra Tract with excellent fishing to be had in both nearby streams.</p>
<p>The Sierra tract neighborhood is convenient to everything Tahoe and by making the Sierra Tract your Lake Tahoe home you will be just minutes to world class skiing and riding at Heavenly Mountain Resort, Lake Tahoe’s pristine beaches, world famous nightlife at Stateline, Nevada, a myrid of shopping, restaurants, night clubs, hiking, mountain biking or just plain “kicking back”</p>
<p>Real Estate values in the Sierra Tract neighborhood of South Lake Tahoe vary considerably with the highest and most solid being those homes that face either the North Upper Truckee meadow or the Trout Creek meadow with values ranging for the former from the mid 200’s to the mid 600’s As for the rest of Sierra Tract values range from the low to id 100’s to the high 300’s. The medium value for the Sierra Tract as of early 2010 is $230,000. 			<content:encoded><![CDATA[<p>What’s in a name?  In the case of the Tahoe Paradise neighborhood, the answer is <strong>everything</strong>.   The name Tahoe Paradise alone conjures up images of a better life – pure Paradise.  The Tahoe Paradise neighborhood is located toward the west end of Pioneer Trail where joined with Hwy 50 near Meyers.  This neighborhood is very popular with both full and part-time residents due to its secluded wooded environment and overall peaceful setting.  Nature abounds throughout the area with numerous forested trails, ideal for hiking, biking and cross-country skiing, creeks, wildflowers and animal life. One of South Lake Tahoe’s most popular mountain bike trails is <a href="http://www.aboutlaketahoe.com/mountain-biking/mr-toads.htm" target="_blank"><strong>Mr. Toad’s Wild Ride</strong></a> and begins within the Tahoe Paradise neighborhood.  Nearby ski resorts (within 20 &#8211; 30 minutes either way,) are <a href="http://www.skiheavenly.com/promo-landing/winter-display-landing.aspx?cmpid=BACH0022" target="_blank"><strong>Heavenly Mountain</strong></a> and <a href="http://www.sierraattahoe.com/" target="_blank"><strong>Sierra At Tahoe</strong></a><strong>.</strong> If you find yourself looking at an aerial map, ignore what appears to be a great distance.  Sandy beaches and the pristine blue of Lake Tahoe are within fifteen minutes driving.  Looking for even more recreation opportunities?  Check out the proximity to two nearby golf courses, <a href="http://www.tahoeparadisegc.com/" target="_blank"><strong>Tahoe Paradise Golf</strong></a> and <a href="http://www.laketahoegc.com/" target="_blank"><strong>Lake Tahoe Golf Course</strong></a>. The overall price range for the area is in the $300,00 to $400,000 range for a three bedroom, two bath home.  According to the South Tahoe Association of Realtors’ Multiple Listing Services, the 2009 reported 32 sales for the Tahoe Paradise area with a median home price of $388,500.  Tahoe Paradise was one of the few neighborhoods not showing a decrease in value during the past year.  The same service reported 26 sales with a median home price of $389,000 during 2008.</p>

			<content:encoded><![CDATA[<p>Located on the California side of the state line leading into Nevada is the neighborhood appropriately called Stateline.  This area begins with the casino area, continues down Highway 50 (also called Lake Tahoe Blvd) along picturesque views of Lake Tahoe to Ski Run Blvd.  Drive up Ski Run Blvd to Pioneer Trail, turn left and head back to the casino area and you will have outlined the Stateline neighborhood in South Lake Tahoe.  This neighborhood is highly sought after by those seeking convenience and strong rental income.  This area will be most affected by the currently stalled, redevelopment project which included a convention center, hotel/condominiums, a park and more.  A great deal of the redevelopment was completed and beautifully visible along the Hwy 50 corridor.</p>
<p>Among the nearby visitor destinations are the <a href="http://www.theshopsatheavenly.com/" target="_blank">Shops at Heavenly</a>, the Heavenly Gondola, parks and beaches along Lake Tahoe, the <a href="http://www.skirunmarina.com/" target="_blank">Ski Run Marina</a> (where tours on the <a href="http://www.zephyrcove.com/hot-deal/index.cfm?gclid=COmZhYWgu58CFSMSagodoGEszw" target="_blank">Tahoe Queen</a> originate) casinos, shopping and dining.  And of course, the infamous <a href="http://www.edgewoodtahoe.com/" target="_blank">Edgewood Golf Course</a> where visitors can mingle with the stars during highlighted annual golf events or dine lakeside.  In many respects, visitors can park their cars and access all that Lake Tahoe provides via walking or public transportation.</p>
<p>The Stateline neighborhood is quite diversified.  The low end of the range for single family residences, find historical cabins built in the early 1940’s and small, 2 bedroom ranchers both with an average value of $200,000.  Sizes and styles proceed upward, with some homes backing US Forest or California State Conservancy land.  At the upper end of the Stateline value range multi-million dollar lake front estates offering private beach access passes.  Many of these homes are the result of tearing down older dwellings and rebuilding with modern architectural designs and technology.  Mixed within this wide range of prices and styles, one can also invest in multi-family residences including duplexes, triplexes, four-plexes  and apartment buildings.  There are also a variety of condos to be found throughout the area.</p>
