According to the South Lake Tahoe Association of REALTOR’s Multiple Listing Services, there have been 8 homes sold through the first three quarters of the year (January 1 – September 30) of 2011 in the neighborhood of Black Bart, including only single family residential properties. From the 8 properties sold in the first three quarters of 2011, 3 of them were short sales and 2 were foreclosures. During the same period in 2010 there was 9 homes sold. Of 9 properties sold in 2010, there was no short sales but 7 were foreclosures.
Of the 8 homes sold this year, the median home price is $296,653, the median home price is up $65,442, from $231,211 during 2010. The average days on the market in the first three quarters of 2011 is 165 days, compared to 93 days during the same period in 2010. The average for the current price per square feet is $161, up from $148 pr/sqft in 2010.
There are currently 6 homes on the market within the Black Bart area as of October 5th, 2 of which are in escrow. From the 2 homes in escrow, one is listed at $199,500 and the other at $289,000, with an average of $187 price per square feet.
