From the 36 properties sold in the first three quarters of 2011, 6 of them were short sales and 8 were foreclosures. During the same period in 2010 there was 39 homes sold. Of 39 properties sold in 2010, 4 of them were short sales and 5 were foreclosures.
Of the 36 homes sold this year, the median home price is $710,269, the median home price is $171,013 down from $881,282 during 2010. The average days on the market in the first three quarters of 2011 is 241 days, compared to 219 days during the same period in 2010. The average for the current price per square feet is $285, down from $351 pr/sqft in 2010.
There are currently 39 homes on the market within the Tahoe Keys area as of October 10th, 9 of which are in escrow. Of the homes in escrow, the prices range from a low of $410,000 up to $3,595,000, all with an average of $363 price per square feet.
