Found yourself buying & listing homes for sale in South Lake Tahoe at the same time? Wondering if you can use the same South Lake Tahoe Realtor for both transactions? While the answer is yes in most scenarios, it isn’t always so cut & dry. In fact, you may find yourself in some situations where you feel torn or unsure of what you are supposed to do. Here are our tips for navigating.
First, let us note that we look at South Lake Tahoe real estate, and all of our clients, as so much more than a transaction. Finding homes for sale in South Lake Tahoe isn’t always a simple walk in the park where you find “the one” on the first day, write an offer, it gets accepted and then it is smooth sailing to escrow. While that is the goal, the home buying process can take time. There can be last second changes, ups and downs and you need someone who can act as a guide and advocate throughout. We firmly believe that a successful experience is based on a good working relationship that goes beyond the close of a home. So if you ask us if your South Lake Tahoe Realtor can represent you in both sides, our answer will usually always be yes. We want our clients to feel comfortable with who they are working with and changing it up for every sale simply doesn’t allow for that.
With that being said, there are some circumstances, like relocating outside of the area, that require you to use a different Realtor. In this type of scenario, always ask your trusted South Lake Tahoe Realtor who they recommend and if they have a referral. Most Realtors want to know their clients are in good hands, and if they are involved in the industry, they have connections all over that can ensure you find your perfect match in your new town. Pinnacle Real Estate Group of Lake Tahoe in particular is an affiliate of Leading Real Estate Companies Of The World. This is an invite only network that is the largest global referral network in Real Estate. Which means if you are relocating to Japan, Australia, Germany or even just to the East Coast, we have an established company that is in the top percent of their local market who would love to help you get established in your new home.
What if you are staying in the same state, but moving out of town? While a California & Nevada Realtor is licensed to help you anywhere in the states in which they are licensed, it doesn’t mean they should. In the best interest of our clients, we usually refer out in these scenarios depending on how far away the move is. The reason being is that every market differs. In order to make sure you buy or sell and get the most value with the best terms for you, you need someone who knows what is happening in the area as well as your neighborhoods of interest. Each place has their own set of nuances and your chosen Realtor should be well versed and ready to guide you on what they are.
What if you used a South Lake Tahoe Realtor to list, but didn’t feel like it was a good fit and don’t want to use them to buy, or vice versa? This happens. South Lake Tahoe real estate is a referral business and you don’t owe anything to anyone. The only thing that we think most Realtors would recommend is being honest and let them know why you feel someone else is a better fit. It could be that you want someone with more experience. Or perhaps you want to use the neighborhood specialist and your current Realtor doesn’t know much about the neighborhood. Or perhaps there was a personality conflict. Whatever it may be, you are not married to your Realtor for life. While we take great pride in making sure our clients are taken care of, we understand that this is a big investment and you want to know you are getting the most bang for your buck. This is why we recommend choosing someone who is well versed in all types of real estate in all types of neighborhoods from the start.
