The days on the market (the time between listing and close of escrow) decreased while the average dollar per square foot went up. It is important to note that the larger the home, the lower the dollar per square foot. During 2016 the average square foot for homes sold was higher than in 2015.
The month supply of available homes decreased from 5.8 to 2.7 for the Montgomery Estates neighborhood. Under 4 months indicates a seller market. The list to sale ratio stayed exactly the same.
